Bostad

Informationen gäller lägenheter i flerbostadshus. Golv och våtrum har olika konstruktioner; följ skötselanvisningarna. Tysta tider varierar mellan hus, inte en allmän regel klockan 22.

Good to know

  • The property owner must prevent and find faults that could cause health problems.

  • The resident needs to look after the home, for example by cleaning air vents and wiping up spills.

  • Keep vents open; do not change the setting of the exhaust vent when cleaning.

  • Tell the property owner immediately about water leaks and other problems.

Three steps to get started

  1. Watch out for leaks, damp, poor air and pests.

  2. Report faults to the property owner; in a tenant-owned flat, contact the board.

  3. If a health problem in the home is not fixed, contact the municipality. Ask for its environmental and health protection office.

A practical checklist to try. It does not add any legal requirements.

Important distinctions

This information is about flats in apartment buildings. Floors and wet rooms can be built differently. Follow their care instructions. Quiet hours differ between buildings. There is no general rule about 10 pm.

Practice question

You discover a water leak. Next step?
Show the right answer and explanation

A. Contact the property owner immediately.

Reporting quickly means the problem can be fixed before the damage grows.

This question is practice, not a test. Answers are not saved.

  1. Rental flats, cooperative apartments and owning a home Free 5 sections

The most common ways to live in Sweden and what they mean for your rights and your responsibilities.

    Rental flat

With a rental flat, you rent the home from a landlord and pay rent every month. The landlord owns the building and is responsible for the flat being in good condition.

A rental agreement lasts until further notice (indefinite time) unless you have agreed on something else. If you rent directly from the landlord, you usually have the right to stay even if the landlord ends the agreement. There are exceptions, for example if you have seriously broken your obligations.

    • You can always ask for the rental agreement to be written on paper.
    • The landlord must put up their name and an address where they can be reached, in a visible place in the building.
    Cooperative apartment

When you buy a cooperative apartment, you do not own the flat itself. You own the right to live in it for an unlimited time, as long as you follow the housing association's bylaws and house rules.

The building is owned by a housing association. As a member, you own a share of the association. The members choose a board and make decisions by voting at the members' meeting.

    • The board decides who can become a member. Membership can be refused if the buyer cannot meet the financial duties to the association.
    • If the association says no, you can apply to the rent tribunal (hyresnämnden) within one month of the decision.
    • The association's bylaws decide what the association is responsible for and what you are responsible for in the flat.
    Your own house

If you own and live in a villa, you have full responsibility for the house and the indoor environment yourself. No landlord or association takes care of maintenance for you.

    Renting from a private person

If you rent a detached house, cooperative apartment or owner-occupied flat directly from a private person, the Private Letting Act has applied to new agreements since 1 July 2026. It gives different rules from the Rental Act, including for the rent. Read the agreement carefully and ask what applies before you sign.

Insurance depends on how you live

Everyone needs home insurance, no matter how they live. If you live in a cooperative apartment or a detached house, you also need cooperative apartment insurance or house insurance.
